The north-east monsoon does not create new faults so much as find existing ones. Almost everything that leaks in November was visible as a defect in August. The difference is that in August you can still fix it, because waterproofing needs a dry substrate and curing time.
On the terrace
- Clear every rainwater outlet of leaves, silt and plastic. One blocked drain turns a whole terrace into a shallow tank.
- Look for dust rings or algae patches marking where water regularly stands — these show you where the slope has failed.
- Check for hairline cracking, especially near the parapet and around the water tank plinth.
- Inspect the parapet junction for gaps where the membrane has lifted or was never turned up.
- Look at pipe penetrations — the seal around them is a classic failure point.
- Check the water tank overflow discharges clear of the terrace, not onto it.
On external walls
- Walk the rain-facing elevation, usually south-west in Chennai, and look for peeling, blistering or hollow-sounding plaster.
- Look for black or green algal growth, which indicates the wall is holding moisture.
- Check window and door frame junctions and any external sealant for cracking.
- Look at the joint between the building and any external plumbing or AC penetrations.
Inside
- Check top-floor ceilings for faint staining you may have stopped noticing.
- Look at internal wall bases for salt deposits or bubbling paint, which indicate rising or lateral damp.
- Check the ceiling below every bathroom.

For factories and warehouses
- Inspect sheet roof fastener washers for corrosion and end laps for perished sealant.
- Clear roof gutters and valley drains completely.
- Check that stormwater discharge is clear of the building line.
- Verify stock is not racked directly under known problem areas.

If you find something
A stain does not tell you where the water enters — it tells you where gravity finally let it out. If you find internal damp, resist the urge to immediately re-coat the nearest terrace. A thermal survey will show you the actual path, which is frequently somewhere you would not have guessed.
