Waterproofing is quoted per square foot, and the range across contractors in Chennai is genuinely wide. That is not always because someone is overcharging — often the two quotes describe completely different scopes of work. Here is what actually moves the number.
What drives the price
- 1The system specified. A basic acrylic coating, a mesh-reinforced system, a torch-applied membrane and a PU liquid membrane sit at four different price points, and they are not interchangeable.
- 2How much preparation the terrace needs. Scraping off two failed coatings and re-screeding for slope is real labour and materials before a drop of membrane goes down.
- 3Slope correction. If the terrace ponds, a levelling screed is required. This is often the single largest line item and the one most commonly left out of cheap quotes.
- 4Detailing work. Parapet fillets, drain khurras, pipe penetrations and expansion joints are priced separately in a proper quotation.
- 5Access. A ground-floor terrace and a fifth-floor terrace with no lift are not the same job.
- 6Area. Larger terraces cost less per sq ft — mobilisation is spread across more area.
Why the cheapest quote is usually the most expensive
The reliable way to produce a low per-sq-ft rate is to skip preparation. Coat straight over the old failed layer, do not correct the slope, do not treat the cracks, do not rebuild the drain mouths. The terrace looks finished, and it holds for one or two monsoons.
At that point you pay a second contractor to scrape off both the failed layer and the one you just paid for, and to do the preparation that should have happened the first time. The total spend is comfortably higher than doing it properly once, and you have lived with a leaking ceiling in between.
What a proper quotation should state
- Measured area, with how it was measured
- Surface preparation scope — scraping, washing, drying time
- Crack treatment method and the filling compound used
- Whether slope correction screed is included, and to what fall
- Exact product names and manufacturer, not just 'waterproofing chemical'
- Number of coats and the target film thickness
- Detailing at parapets, khurras, pipes and expansion joints
- Wet test or ponding test before handover
- Warranty duration in writing, and what it covers

The site visit and assessment are free. A full thermal imaging survey with a written diagnosis report is charged separately, and that fee is adjusted against the cost of the work if you award it to us.
Is waterproofing cheaper than fixing the damage later?
Considerably. Persistent damp destroys plaster and paint, corrodes reinforcement in the slab over time, damages false ceilings and electrical fittings, and in factories damages stock. Repairing that is more expensive than preventing it.
Can waterproofing be done in phases to spread the cost?
