Apartment ceiling leak traced by thermal imaging
A homeowner had been quoted for a full bathroom demolition to fix a damp bedroom ceiling. The thermal survey showed the bathroom was not the source.

The problem
A persistent damp patch on a bedroom ceiling had been growing for eight months. Two contractors had quoted to break out and re-waterproof the entire bathroom of the flat above — a disruptive job running into weeks of the upstairs neighbour's bathroom being unusable.
The diagnosis
The infrared survey showed the bathroom sunken slab was dry. The moisture signature traced back to a warm linear plume running through the shaft wall — a concealed hot water supply line on the floor above the bathroom, leaking at a joint and running down inside the shaft before spreading across the bedroom slab.
What we did
- 1Non-destructive thermal survey of the affected flat and the two flats above
- 2Confirmed the source with moisture-meter readings at the shaft wall
- 3Opened a single 600 mm section of shaft wall — not the bathroom
- 4Replaced the failed pipe joint and pressure-tested the line
- 5Treated the affected slab area and made good the shaft wall and ceiling
- 6Verification thermal scan after seven days of drying
The result
Resolved in four days without touching the bathroom, at a fraction of the demolition quotes the owner had received. The ceiling was repainted once the slab had fully dried.
