The problem
The building had been repainted two years earlier and was already showing widespread peeling on the rain-facing elevations, heavy black-green algal growth on the north side, and blistering around several balcony thresholds. The association was reluctant to spend again without knowing why the first job failed.
The diagnosis
Three separate causes. The previous contractor had painted directly over loose existing coating without scraping, used no exterior primer, and painted over damp walls on the south-west elevation where driving rain was being absorbed through porous plaster. The algae was never killed, only covered.
What we did
- 1Complete scraping of loose coating back to sound substrate, then power washing
- 2Biocidal wash to kill algal growth, not paint over it
- 3V-groove and fill of hairline cracks; hollow plaster removed and re-rendered
- 4Silicone water-repellent treatment on the rain-facing elevation
- 5Exterior primer coat across the full facade
- 6Two coats of weatherproof exterior emulsion to a specified film thickness
The result
Handed over with a documented specification the association can hold us to. The rain-facing elevation, previously the worst affected, has shown no blistering or algal return.
