Factory corporate office terrace — mesh waterproofing
A factory corporate office block had recurring ceiling seepage across the top floor after every monsoon. Two previous contractors had recoated the terrace without success.

The problem
Water was appearing on the top-floor ceiling in multiple rooms during heavy rain, staining false ceilings and creating an electrical risk around light fittings. The terrace had been coated twice in four years by other contractors and the problem returned each monsoon.
The diagnosis
A thermal imaging survey showed moisture concentrated along two lines that did not correspond to the visible ceiling stains at all — the water was entering at shrinkage cracks near the parapet junction and travelling laterally along the slab before appearing several metres away. Ponding marks confirmed a dead slope with no fall toward two of the four outlets.
What we did
- 1Removed the two failed coating layers back to sound concrete
- 2Opened and filled shrinkage cracks with polymer-modified compound in V-grooves
- 3Re-screeded the deck to establish fall toward all four rainwater outlets
- 4Rebuilt parapet junction fillets and drain khurras
- 5Applied mesh-reinforced acrylic membrane — fibreglass mesh embedded between elastomeric coats to bridge future movement
- 6Wet test held for 48 hours, followed by a verification thermal scan
The result
No leakage reported through two subsequent Chennai monsoons, including the heavy north-east monsoon. The client has since engaged us for two further buildings on the same campus.
