The problem
The first-floor bedrooms sat directly under an exposed RCC terrace and became uncomfortably hot from midday onward, with air conditioning running continuously and still struggling. The terrace also had early-stage hairline cracking that had not yet begun leaking.
The diagnosis
Surface temperature readings on the untreated terrace were extreme under direct afternoon sun, with the heat radiating straight into the rooms below. The hairline cracking meant a plain reflective paint would have been the wrong call — the terrace needed a system that reflected heat and waterproofed at the same time.
What we did

- 2V-grooved and filled hairline shrinkage cracks
- 3Applied primer suited to the aged concrete substrate
- 4Two coats of high-SRI white reflective elastomeric coating
- 5Detailed parapet upstands and the drain mouth
The result
The client reports the upstairs rooms are noticeably cooler through the afternoon and the air conditioning cycles off rather than running continuously. The coating doubles as a waterproof layer over the treated cracks.
